Pitched commercial roofs

What Usually Goes Wrong on a Commercial Roof

An isolated failure — a split seam, damaged flashing, a section of membrane — is normally a repair. Widespread membrane failure, saturated insulation, or leaks appearing in several unrelated places usually points toward replacement. Age matters, but condition matters more, and the only honest way to tell them apart is to get on the roof and look.
