Flat and Low-Slope Roofing Systems

Most commercial buildings in this region carry a flat or low-slope roof, and those fail differently from a pitched residential roof. Water does not run off — it sits, finds the weak point and works its way in. That means seams, flashing, penetrations and drainage decide how long the roof lasts far more than the covering itself does.

Pitched commercial roofs

Not every commercial building has a flat roof. Churches, older retail buildings and some multifamily properties have pitched roofs, and we work on those too — in asphalt shingle, slate and tile.

What Usually Goes Wrong on a Commercial Roof

• Ponding water — water standing days after rain, usually a drainage or falls problem rather than a covering problem
• Seam and lap failure — where a single-ply or torch-applied membrane has separated
• Flashing and penetration leaks — around vents, pipes, curbs, skylights and rooftop units, which is where a great many commercial leaks actually begin
• Blistering, splitting or lifted membrane after years of heat and weather cycling
• Blocked or failing drainage, including internal drains and scuppers
• Storm and wind damage, which is often not visible from ground level

A leak showing inside the building is rarely directly under the failure. Tracing it back to the actual source is the first job, and it is what an inspection is for.

Commercial Roof Repair or Replacement?

An isolated failure — a split seam, damaged flashing, a section of membrane — is normally a repair. Widespread membrane failure, saturated insulation, or leaks appearing in several unrelated places usually points toward replacement. Age matters, but condition matters more, and the only honest way to tell them apart is to get on the roof and look.

We will tell you which one your roof actually needs, including when the answer is a repair rather than the larger job. Both routes are quoted in writing so there is a scope you can take to an owner, a board or a budget holder.

Commercial Inspections and Maintenance
